Ireland: separate a home deposit from the rest of the purchase budget

The deposit goal is not the entire cash requirement for a purchase. Keep the recurring savings plan and the list of costs due around completion as separate parts of the same decision.

Start with a dated list of purchase costs

The CCPC provides step-by-step home-buying guides for Ireland. Use the current guide and actual professional quotes to identify the tasks and amounts relevant to your purchase. Do not replace a quoted legal, survey, valuation or financing cost with a generic example from a calculator.

Separate money already saved from money still to be contributed. For each expected payment, record its due date and whether the amount is confirmed or provisional. A total savings target can be mathematically correct while still leaving a shortfall before one early payment is due.

Keep stamp duty within its supported scope

Numbrivโ€™s Ireland stamp-duty tool is limited to its stated ordinary second-hand residential-house scenario. Apartments, new-build/VAT treatment, bulk transactions and special reliefs are outside that model. A result is not a determination that a particular purchase falls within the tool.

Keep any duty estimate on the purchase-cost list rather than treating it as part of the deposit itself. Confirm the applicable treatment separately for the actual transaction. This guide does not calculate mortgage eligibility, local tax relief or the legal costs of completing a purchase.

A fictional EUR deposit-saving budget

The example shows monthly cash available for a goal contribution after recurring and annual expenses. The goal amount is an invented remaining savings target, not a minimum deposit rule. It excludes returns, changing prices and costs that have not been added to the plan.

Fictional EUR example โ€” not a quote or spending recommendation
Monthly allocationEUR
Take-home incomeโ‚ฌ4,200.00
Regular household costsโ‚ฌ2,400.00
Existing repaymentsโ‚ฌ200.00
Annual costs: 4,800 รท 12โ‚ฌ400.00
Available after listed costsโ‚ฌ1,200.00
Chosen goal contributionโ‚ฌ1,000.00
Unallocated after that contributionโ‚ฌ200.00

With no assumed growth and no starting savings, a โ‚ฌ12,000.00 goal takes 12 monthly contributions of โ‚ฌ1,000.00. This excludes taxes, fees, changing prices and missed contributions.

Match the goal to the payment calendar

Check how many contributions can actually be made before the money is needed. If a date moves forward, recalculate the shortfall using the shorter period. Keep funds reserved for known bills separate from money that is genuinely available for the purchase goal.

Review the plan when a professional quote or financing document changes. A general savings calculator explains arithmetic but does not select a bank account or certify a transaction. Use the actual product and legal documents alongside the CCPC guidance before treating an illustration as a complete purchase budget.
