Start with the actual mortgage documents
FINMA’s mortgage-market guidance discusses risks and sustainable lending. It is background on the market rather than an individual affordability approval. For your own budget, obtain the payment schedule, balance and relevant review dates for the actual contract.
Separate amounts paid toward debt from other housing outgoings. Ask the provider which charges are in the quoted payment and which are not. A generic equal-payment loan illustration does not reproduce every Swiss mortgage structure, repayment arrangement or interest-reset mechanism.

Keep CHF and foreign-currency resources distinct
Use CHF for the cash-flow table and convert any other-currency commitment outside the calculator using assumptions you choose. Changing the currency selection relabels the entered amounts; it does not establish an exchange rate or remove a currency mismatch between income and expenses.
Put recurring household costs and known annual bills beside the housing payment. A reserve for a future bill is already allocated money. Do not also count the same balance as freely available for a savings target or as an amount ready to reduce the debt.
A fictional CHF monthly plan
Housing in this example is one user-supplied cash commitment, not a Swiss mortgage quote or a tax calculation. Other living costs exclude it. The annual reserve and savings contribution are separate assumptions and do not represent a regulatory affordability threshold.
| Monthly allocation | CHF |
|---|---|
| Take-home income | CHF 7’500.00 |
| Housing cash commitment | CHF 2’200.00 |
| Other living costs | CHF 2’600.00 |
| Annual bills: 10,800 ÷ 12 | CHF 900.00 |
| Available after listed costs | CHF 1’800.00 |
| Chosen goal contribution | CHF 1’000.00 |
| Unallocated after that contribution | CHF 800.00 |
With no assumed growth and no starting savings, a CHF 12’000.00 goal takes 12 monthly contributions of CHF 1’000.00. This excludes taxes, fees, changing prices and missed contributions.
Test a payment change without predicting rates
Make another version of the budget using a different housing payment that the provider has explained or that you choose as a scenario. Compare the amount remaining after the same goal contribution. This shows the effect of a change without forecasting the next market rate.
This site does not calculate Swiss cantonal tax, pension treatment or product eligibility. Keep any tax effect or legal repayment condition separate from the arithmetic. Update the plan when an actual notice arrives and use the contract, not a generic calculator, to reconcile the amount due.
