Read the Key Facts Statement before the headline rate
CBUAE’s disclosure standards describe a Key Facts Statement provided before a financial product or service, or on request. The standards cover disclosure of relevant fees, annual interest/profit rates and whether the rate basis is fixed, variable or a combination. Use the statement for the actual product you are considering.
Write down the amount you receive, the term, payment dates and any fees paid upfront or deducted from the proceeds. Do not compare a flat-rate label with a reducing-balance nominal rate as if they were interchangeable. Ask the provider for a comparable disclosure and full schedule.

A fictional AED payment comparison
Both examples make AED 100,000 available, with the stated fee paid separately upfront. They assume no other costs, balloon payments or rate changes. These numbers are invented to explain arithmetic; they are not current UAE offers or a legal assessment of permissible fees.
| Assumption | Offer A | Offer B |
|---|---|---|
| Amount made available | AED 100,000.00 | AED 100,000.00 |
| Monthly installment | AED 3,100.00 | AED 2,400.00 |
| Number of payments | 36 | 48 |
| Separate upfront fee | AED 500.00 | AED 300.00 |
| Total cash paid | AED 112,100.00 | AED 115,500.00 |
| Cost above amount received | AED 12,100.00 | AED 15,500.00 |
Offer B costs AED 3,400.00 more in nominal cash across the full term, despite its smaller installment. The totals are installments × months + the separate upfront fee. This is not an APR or a recommendation.
Check the household budget separately
Suppose a fictional household receives AED 16,000 each month, spends AED 11,000 on regular costs and reserves AED 2,000 for annual bills. That leaves AED 3,000 before any new payment and unexpected costs. Offer A’s AED 3,100 payment exceeds that amount. Offer B’s AED 2,400 leaves AED 600 but costs more over its longer term. This does not make either offer suitable.
Use your own rent, dependants, existing debts and irregular expenses. A provider’s formal affordability process is separate from this simple cash-flow example. Do not assume approval or that a small positive balance is enough for your circumstances.
Reconcile the rate, fees and contract
The CBUAE standards also discuss an expected APR disclosure for credit products to support comparison. Request the applicable disclosure rather than treating the guide’s nominal total-cash sum as an APR. Keep optional services separate so you can see which costs change the comparison.
A conventional equal-payment loan calculator excludes fees and changing rates. It does not reproduce every flat-rate quote or Islamic financing arrangement. For those products, reconcile the provider’s own payment schedule and terms instead of forcing a rate into a different model.

Resolve gaps in the documents
Ask how early settlement, missed payments, insurance or takaful and changes in a variable rate affect the amount payable. Keep the dated statement and written explanation with your comparison. If you need current regulatory treatment for a specific product, consult the official standards and qualified advice.
The UAE salary calculator is scoped to its documented expatriate-income assumptions. Use your actual net-income figure for a budget if your benefits, deductions or circumstances differ. This guide does not calculate end-of-service benefits, payroll contributions or tax residence.

Questions about this guide
Can I enter a flat rate into a reducing-balance loan calculator?
Do not assume the rates have the same meaning. Compare the provider’s full payment schedule and applicable cost disclosure.
Does a smaller payment mean a cheaper offer?
Not necessarily. A longer term or additional fees can increase total cash paid.
